Do I get to choose my own title company? +
In Florida, yes. Whoever is paying for the owner's policy generally chooses the title company, and you're free to name us in the contract before closing. The buyer, seller, or their agent can request us at any point.
Can you help if I'm not local to your office? +
Absolutely. We handle closings throughout Florida. Many of our clients are out-of-state buyers or sellers, we coordinate everything remotely and can arrange mobile notary signing at your location.
How long does a typical closing take? +
A standard residential closing takes 30–45 days from contract to close. Cash deals can move faster, sometimes in 2 weeks. Commercial and 1031 exchange closings vary based on complexity. We'll give you a realistic timeline from the start.
My agent or lender already suggested a title company. Do I have to use them? +
No. You have the right to choose your own title company in Florida. Agents and lenders can make recommendations, but they cannot require you to use a specific company. You’re always free to select us.
What does title insurance actually protect? +
Title insurance protects against claims on the property that predate your purchase, things like unpaid liens, undisclosed heirs, forged documents, or clerical errors in public records. The owner's policy covers you; the lender's policy covers your mortgage company.
How do you keep my funds secure at closing? +
