The problem

Every closing has a dozen moving parts, and most of them are invisible until one breaks.

Title, payoffs, lien searches, funding, signatures, recording. Any one of them can stall a closing, and you usually find out at the worst possible time.

  • 01 No one owns the file.Work gets split between agents, lenders, and processors with no single person tracking it.
  • 02 The title work starts too late.Liens, probate gaps, and survey issues get discovered days before closing instead of weeks.
  • 03 Deadlines pass without a flag.Inspection, financing, and closing dates move quietly until someone is in breach.
  • 04 Answers are hard to get.You call, you email, and the closing date keeps getting closer.
Our solution

Florida Legal Title runs one clear process from contract to keys.

  • One coordinated file.Your closing has an owner. You know their name and they answer the phone.
  • Title work up front. We search, examine, and start curing issues early so they are not closing-day news.
  • Every deal type, same standard.First-time buyers, FSBO sellers, refinances, and multi-parcel commercial closings.
  • Funds handled with controls.Verified wire instructions, dual review, and written disbursement records.
You close informed, on time, and protected.

Questions

The things buyers, sellers, and agents ask before they pick up the phone.

Do I get to choose my own title company? +

In Florida, yes. Whoever is paying for the owner's policy generally chooses the title company, and you're free to name us in the contract before closing. The buyer, seller, or their agent can request us at any point.

Can you help if I'm not local to your office? +

Absolutely. We handle closings throughout Florida. Many of our clients are out-of-state buyers or sellers, we coordinate everything remotely and can arrange mobile notary signing at your location.

How long does a typical closing take? +

A standard residential closing takes 30–45 days from contract to close. Cash deals can move faster, sometimes in 2 weeks. Commercial and 1031 exchange closings vary based on complexity. We'll give you a realistic timeline from the start.

Don't see your question? We answer the phone. Really. Call us directly →
My agent or lender already suggested a title company. Do I have to use them? +

No. You have the right to choose your own title company in Florida. Agents and lenders can make recommendations, but they cannot require you to use a specific company. You’re always free to select us.

What does title insurance actually protect? +

Title insurance protects against claims on the property that predate your purchase, things like unpaid liens, undisclosed heirs, forged documents, or clerical errors in public records. The owner's policy covers you; the lender's policy covers your mortgage company.

How do you keep my funds secure at closing? +

We follow strict fund-handling protocols on every transaction: instructions are confirmed through pre-established channels before anything moves, every disbursement goes through a dual-review process, and we send written escrow instructions for any holdback or conditional release. We also provide clients with guidance on safe fund-transfer practices well before the closing date.
