The problem

Escrow is the part of closing where a single mistake is not recoverable.

Real estate wire fraud targets exactly this moment: a large transfer, on a deadline, between parties who have never met.

  • 01 Fraudulent wire instructions look real.Spoofed email threads and last-minute "updated" account details are the most common attack in closings.
  • 02 You do not know if the money landed.Deposits go out and confirmation does not come back.
  • 03 Release conditions were never written down.Nobody agreed in writing on what triggers release, so a dispute has nothing to point to.
  • 04 The disbursement math is a black box.Payoffs, prorations, and credits appear on a statement with no explanation.
Our solution

Controlled escrow handling, with a paper trail at every step.

  • Verified instructions, always. We confirm wire details by independent callback to a known number. We never accept changes by email alone.
  • Receipt confirmed both directions. You get confirmation when funds arrive and when they go out.
  • Written escrow instructions.Release conditions are documented before funds are held, not argued about after.
  • Dual review before disbursement. Two sets of eyes on the settlement statement and every outgoing transfer.
The money is protected, tracked, and accounted for.

Questions

The things buyers, sellers, and agents ask before they pick up the phone.

Do I get to choose my own title company? +

In Florida, yes. Whoever is paying for the owner's policy generally chooses the title company, and you're free to name us in the contract before closing. The buyer, seller, or their agent can request us at any point.

Can you help if I'm not local to your office? +

Absolutely. We handle closings throughout Florida. Many of our clients are out-of-state buyers or sellers, we coordinate everything remotely and can arrange mobile notary signing at your location.

How long does a typical closing take? +

A standard residential closing takes 30–45 days from contract to close. Cash deals can move faster, sometimes in 2 weeks. Commercial and 1031 exchange closings vary based on complexity. We'll give you a realistic timeline from the start.

Don't see your question? We answer the phone. Really. Call us directly →
My agent or lender already suggested a title company. Do I have to use them? +

No. You have the right to choose your own title company in Florida. Agents and lenders can make recommendations, but they cannot require you to use a specific company. You’re always free to select us.

What does title insurance actually protect? +

Title insurance protects against claims on the property that predate your purchase, things like unpaid liens, undisclosed heirs, forged documents, or clerical errors in public records. The owner's policy covers you; the lender's policy covers your mortgage company.

How do you keep my funds secure at closing? +

We follow strict fund-handling protocols on every transaction: instructions are confirmed through pre-established channels before anything moves, every disbursement goes through a dual-review process, and we send written escrow instructions for any holdback or conditional release. We also provide clients with guidance on safe fund-transfer practices well before the closing date.
