Smooth closings
for buyers, sellers,
and investors.
Florida Legal Title handles title, escrow, and closing coordination so you can close on time, understand what's happening, and avoid last-minute surprises.
The wrong title company makes closing harder than it needs to be.
- 01 You're still guessing what happens next. You get a checklist of steps but no one actually calls you until the closing date arrives.
- 02 Nobody tells you what's needed or when. Documents show up at the last minute without context, creating delays and unnecessary stress.
- 03 The title issue surfaces at the worst moment. A lien, an encroachment, or a missing signature on a prior deed tries to blow up your timeline.
- 04 You can't get anyone on the phone. Your calls get routed between three companies, and none of them knows the full situation.
One attorney-owned firm handles your title, escrow, and closing, start to finish, no hand-offs.
Most title companies are processors. We are a licensed Florida law firm. That means attorney oversight on every file, one person who owns your transaction, and the ability to resolve issues that would send other companies scrambling for outside help.
- Title work ordered in week one We pull the search and examine title early, long before the closing date, so problems get fixed, not discovered at the table.
- One contact owns your file end to end You're not handed off between departments. The person you call on day one is the same one who hands you the keys.
- Attorney oversight, not just a checklist When a title issue becomes a legal question, we resolve it in-house. No referrals, no delays, no extra charge to find someone new.
- Every deal type, the same discipline Residential, commercial, FSBO, 1031, we run every file with the same process, the same standards, and the same accountability.
Three things change when your title team is dialed in.
Most closings that go sideways do so because of poor communication, missed details, or disorganized paperwork. We fix all three.

The things buyers, sellers, and agents ask before they pick up the phone.
Do I get to choose my own title company? +
In Florida, yes. Whoever is paying for the owner's policy generally chooses the title company, and you're free to name us in the contract before closing. The buyer, seller, or their agent can request us at any point.
Can you help if I'm not local to your office? +
Absolutely. We handle closings throughout Florida. Many of our clients are out-of-state buyers or sellers, we coordinate everything remotely and can arrange mobile notary signing at your location.
How long does a typical closing take? +
A standard residential closing takes 30–45 days from contract to close. Cash deals can move faster, sometimes in 2 weeks. Commercial and 1031 exchange closings vary based on complexity. We'll give you a realistic timeline from the start.
My agent or lender already suggested a title company. Do I have to use them? +
No. You have the right to choose your own title company in Florida. Agents and lenders can make recommendations, but they cannot require you to use a specific company. You’re always free to select us.
What does title insurance actually protect? +
Title insurance protects against claims on the property that predate your purchase, things like unpaid liens, undisclosed heirs, forged documents, or clerical errors in public records. The owner's policy covers you; the lender's policy covers your mortgage company.
How do you keep my funds secure at closing? +
We follow strict fund-handling protocols on every transaction: instructions are confirmed through pre-established channels before anything moves, every disbursement goes through a dual-review process, and we send written escrow instructions for any holdback or conditional release. We also provide clients with guidance on safe fund-transfer practices well before the closing date.
Close with confidence.
