Complex deals, documented and on schedule.
Multi-parcel, entity, and leased investment deals, coordinated and documented from diligence to funding.
A commercial closing is not a bigger residential closing. It is a different job.
Diligence, lender requirements, and third-party deliverables all run in parallel, on a deadline that usually cannot move.
- 01 Too many parties, no coordination.Buyer counsel, seller counsel, lender, surveyor, tenants, and brokers, all working from different versions.
- 02 Entity and authority documents are wrong or missing.Operating agreements, resolutions, good standing, and signature authority that nobody verified until closing week.
- 03 Survey and lender requirements arrive late.ALTA survey revisions and endorsement requests land days before funding.
- 04 The title picture is fragmented.Multiple parcels, multiple chains, easements and access questions treated as an afterthought.
We run commercial files like project management, because that is what they are.
- A single closing checklist everyone works from.Shared status, named owners, live deadlines.
- Authority verified early.Entity documents, resolutions, and signatory confirmation before the closing week crunch.
- Survey and endorsements coordinated.ALTA survey review and lender endorsement requirements handled in sequence.
- Disciplined escrow at scale.Verified instructions, dual review, and clean disbursement documentation.

The things buyers, sellers, and agents ask before they pick up the phone.
Do I get to choose my own title company? +
In Florida, yes. Whoever is paying for the owner's policy generally chooses the title company, and you're free to name us in the contract before closing. The buyer, seller, or their agent can request us at any point.
Can you help if I'm not local to your office? +
Absolutely. We handle closings throughout Florida. Many of our clients are out-of-state buyers or sellers, we coordinate everything remotely and can arrange mobile notary signing at your location.
How long does a typical closing take? +
A standard residential closing takes 30–45 days from contract to close. Cash deals can move faster, sometimes in 2 weeks. Commercial and 1031 exchange closings vary based on complexity. We'll give you a realistic timeline from the start.
My agent or lender already suggested a title company. Do I have to use them? +
No. You have the right to choose your own title company in Florida. Agents and lenders can make recommendations, but they cannot require you to use a specific company. You’re always free to select us.
What does title insurance actually protect? +
Title insurance protects against claims on the property that predate your purchase, things like unpaid liens, undisclosed heirs, forged documents, or clerical errors in public records. The owner's policy covers you; the lender's policy covers your mortgage company.
How do you keep my funds secure at closing? +
We follow strict fund-handling protocols on every transaction: instructions are confirmed through pre-established channels before anything moves, every disbursement goes through a dual-review process, and we send written escrow instructions for any holdback or conditional release. We also provide clients with guidance on safe fund-transfer practices well before the closing date.
